Has anyone ever invested in real estate for cash flow? It seems like one of the most sure ways to make money there is, so long as you are wise in your purchase and management. The down side is that it usually means a lot of borrowed money being thrown around, and of course you have the have the means of borrowing it in the first place. What are you experiences?
My parents purchased a 15-unit apartment complex and did some renovation. Since they purchased it in pretty bad condition, they were able to get it at a good price. Fortunately though, it is a very sturdy building so the only things they had to fix were cosmetic rather than structural. New paint, windows, doors, carpets, and a whole new laundry room. Their real estate agent says now that she thinks she can sell it for nearly twice as much as they paid for it. It has yet to sell, but they are ok with that because it is now full for the first time in over a year, so they are actually going to be getting some cashflow. Real estate is risky business!
